			<content:encoded><![CDATA[<p>We&#8217;ve all heard of someone who&#8217;s quit or had to get a job to help make ends meet in the real estate market, or any industry for that matter.  Whether it&#8217;s a real estate agent, home stager, painter, furniture store, or organizer, it&#8217;s very necessary to think of additional ways to create a thriving business.  When looking into a partnership always remember to get everything in writing no matter what.  It&#8217;s easy and very economical with <a href="http://www.legalzoom.com" target="_blank">Legalzoom</a>. According to <a href="http://www.bizstats.com" target="_blank">BizStats.com</a>, over 72% of all small businesses are sole proprietors compared to 6% who form partnerships. Believe me, it&#8217;s hard to run a business alone.</p>
<p>Create a win-win situation for you and your partner. According to the<a href="http://www.sba.gov" target="_blank"> Small Business Administration</a>, the contents of a business partnership agreement should include (a) the amount of equity invested by each partner, (b) type of business, (c) how profits and losses will be shared, (d) pay and compensation, and (e) distribution of assets if the business is dissolved.  Additionally, have your future partner and you create of list of wants, needs and dislikes in the business. Each should contribute something to the business.</p>
<p>Keep in mind these points:</p>
<p>1. Both must share the same vision, strategy for the business, and set up a clear focus that will meet the needs of both partners.</p>
<p>2. Capitalize on the strengths and skills of each partner: one may be good in marketing and the other sales and leadership.</p>
<p>3. Do not split ownership an equal 50/50.  There will be no conclusion to a future decision, so consider 49% to 51% split.</p>
<p>4. Meet monthly to discuss and share, review and provide thoughts, insights and constructive criticism for each other.</p>

If you&#8217;ve noticed, there are certain areas within the <a href="http://en.wikipedia.org/wiki/United_States_housing_bubble" target="_blank">housing market</a> where home staging is useful. However, as homeowners lose their homes to <a href="http://www.asocapital.com" target="_blank">short sales</a>, foreclosures or auctions left and right, home staging isn&#8217;t the first thing on their minds. So how do we pick our niche, or demographic?  Even professionals and business owners have been affected by this <a href="http://www.time.com/time/business/article/0,8599,1852261,00.htmlhttp://" target="_blank">housing market</a> and it&#8217;s not over. So I&#8217;ve offered the points below:</p>
<p>1. Concentrate on a smaller area &#8211; beach areas, area codes, etc.</p>
<p>2. Choose to stage vacant or occupied homes &#8211; think about your inventory</p>
<p>3. Pick a price range of homes &#8211; below $500k or over $500k</p>
<p>4. Market to an age group &#8211; young families, dual income, small children</p>
<p>5. Include the average wages earned &#8211; $100k and over</p>
<p>6. Include samples of your work for this demographic &#8211; carry a portfolio of your work and include testimonials</p>
<p>I don&#8217;t know about you but I&#8217;m having a little bit of trouble with this and would appreciate anyone&#8217;s comments on how they handle it while everyone struggles through this housing market. If you have any other ideas, please comment.  Thanks!</p>

I can only imagine what losing your home does to someone&#8217;s spirit and family togetherness. I  have never before looked at my mortgage payment as being a blessing!</p>
<p>I went out this week-end with a Realtor friend of mine to visit the homes of families who just received a notice of foreclosure on their homes. Many were in denial &#8211; &#8220;oh, I&#8217;m just renting,&#8221; or &#8220;it&#8217;s being taken care of because my husband is a Realtor.&#8221;  We humans do not want to face the embarrassment of losing our homes. Listen up, you do have choices on how to handle your foreclosure.</p>
<p>If you&#8217;ve tried for a loan modification, and it&#8217;s not going too well,  a short sale is the best thing. It&#8217;s better for your credit. A foreclosure stays on your public record for 10 years. If you do nothing your home will go to the banks or auctioned. Let my team help you. Contact me first.
