It’s a Blessing!

Author: Diane Concialdi, October 5, 2009

Being true to ourselves is great for building self confidence. As each month comes with the bill for the mortgage payment, I think “how many people can’t even pay their mortgage?” It’s sad. I can only imagine what losing your home does to someone’s spirit and family togetherness. I  have never before looked at my mortgage payment as being a blessing!

I went out this week-end with a Realtor friend of mine to visit the homes of families who just received a notice of foreclosure on their homes. Many were in denial – “oh, I’m just renting,” or “it’s being taken care of because my husband is a Realtor.”  We humans do not want to face the embarrassment of losing our homes. Listen up, you do have choices on how to handle your foreclosure.

If you’ve tried for a loan modification, and it’s not going too well, a short sale is the best thing. It’s better for your credit. A foreclosure stays on your public record for 10 years. If you do nothing your home will go to the banks or auctioned. Let my team help you. Contact me first. We will negotiate your loan with the bank, and handle all the paperwork. You also get to stay in your home (without making payments) while we negotiate the short sale.

Our services cost you nothing. Contact me, Diane Concialdi, 714-815-3506, for short sale information. Also, if you know of someone going through a foreclosure on their home, please give them my name. We buy with cash so the short sale process is faster. We all make mistakes, so don’t let embarrassment stand in your way:

I’ve Decided to Home Stage-What’s Next?

Author: Diane Concialdi, August 30, 2009

You are probably excited, combined with uncertainty about the process of staging or redesigning your home. Some of the things a stager needs to know in order to give you a better idea of the costs involved, are: if your home is on the market now, how long has it been on the market, how long you have lived in your home, and which rooms you would like to have staged. Keep in mind any items you will not and cannot part with. In a redesign, we work with your furniture and accessories as much as possible, and may suggest accessories or new pieces of furniture.

If your home has been on the market for some time, your Realtor may want to review the price on the  listing. There are 3 points to remember in selling your home: 1. Price   2. Location  3. Condition.  Price is the big one. If the price is too high, nothing will sell your home. Add this to a not-so-good location and bad condition and I can almost guarantee it will be on the market a long time.

DC Redesign can help you with your home. Please call for additional questions you may have. I would love to help you! DC Redesign works in Orange County, CA, and surrounding areas.

Why Women Buy Homes

Author: Diane Concialdi, February 6, 2009

Before I started in the Home Staging Business, I always viewed homes on the Internet.  And if they didn’t look good inside I wouldn’t give that home a second look. I’ve been thinking about how more and more women have been making decisions in the home buying process.

I wonder if this is because of my theory that more women are searching on the Internet first to see if the home is worth viewing. Women care what your home looks like, and our hope is that the house has been well taken care of.  Sellers, wouldn’t you want your home to stand out from the massive collection of homes for sale on the Internet?

Most women will not compromise location or quality of neighborhood but will sacrifice space for other amenities. How about the amenity of Home Staging to stimulate viewings to sell quicker?

Sellers, Home Staging is the answer to sell your home. Call DC Redesign to consult with you to Home Stage your vacant home!

If You Don’t Start Now When Should You?

Author: Diane Concialdi, October 13, 2008

The occupation you are in now is most likely not your passion. The way you know is when you would do it for free, you don’t think about pay, and you feel fulfilled in it.  It takes courage to step out and make the decision to start a business; the passion gives you fuel.  Keep your “backup plan” for a while to bring in another source of income. Work part time or for commission only. Or you could work another talent into your income stream; play the spoons :-) , basket weave, oil paint, organize, sing or play music. Once you identify your passion you must grow, stimulate and strengthen it. You can easily find out what your passion is by asking your friends and family.

Work on yourself, read about small business, gain confidence in doing what you love by offering it to family and friends first and then choose what you will charge. Your passion is so natural to you that it’s difficult to put a price or place a value on it. You will not understand why anyone couldn’t do what you do when it seems like common sense.

Everyone has a special gift or talent which is most likely their passion. You may have even mentioned what you would love to do before without even thinking about starting a business! Now is the time!

Does Your Home Show the Real You?

Author: Diane Concialdi, August 4, 2008

Design in your home can be seen through the colors you choose, the style of your furniture, and the pictures you hang on your walls. Everyday your home is showing others what your current focus is in life. It is your world to express you and the constant changes by the family members who live there.

The furniture placement we choose for our rooms can depress, excite or calm us. Because your home has a specific flow pattern, physically shifting and changing design pieces and furniture in your space will shift the way energy flows through your home! Have you ever placed a favorite piece in a spot that just didn’t feel right? Have you wondered why the color on your walls sometimes just doesn’t do it for you?  We make adjustments in color and design that make sense to us but may not be right.

I’ve used many personal design choices for my home because it has made me feel good! Your home is an active force in your life, and by becoming aware of this, you can consciously make design choices for your own life’s path.
